Seller Disclosure Overview

For any QLD Sale Contract signed after 1 August 2025, Sellers of residential or commercial property are required to provide ‘disclosure’ to Buyers before a Buyer signs a Contract.

There are two components to the Seller Disclosure Regime:

  1. A Seller Disclosure Statement: and

  2. Provision of Prescribed Certificates.

What you need to know:

Our office will prepare your disclosure statement for FREE. You will be liable for the costs incurred for the searches that are required for your Prescribed Certificate. No upfront payment is required. The cost of the required searches will typically range between $120-$400, and will be recovered by our office at your settlement.
